Primary Job Duties:

  • Act as the primary liaison between residents, contractors, and vendors, ensuring clear communication and efficient problem resolution.

  • Maintain favorable occupancy rates through strategic marketing efforts and proactive rent collection practices.

  • Process all new tenant move-in paperwork in accordance with the Tenant Selection Plan.

  • Oversee tenant move-ins and move-outs while ensuring compliance with HUD and company standards.

  • Coordinate the unit turn process with maintenance personnel and external vendors.

  • Schedule, monitor, and follow up on maintenance service requests to ensure timely resolution.

  • Foster a high level of resident satisfaction by addressing concerns promptly and maintaining excellent customer service standards.

  • Manage product ordering and inventory control within established budgetary guidelines.

  • Prepare and monitor the operating budget to ensure an accurate reflection of anticipated income and expenses.

  • Reduce delinquency by promptly posting rent payments, managing collection efforts, and overseeing the eviction process as necessary.

  • Schedule and perform annual apartment inspections utilizing HUD-approved forms.

  • Schedule and conduct annual tenant recertification meetings to verify income, assets, expenses, and allowances in compliance with Section 8 requirements.

  • Generate and submit monthly and quarterly reports in accordance with the EIV Use Policy & Procedures.

  • Monitor and manage the waitlist per the Tenant Selection Plan (TSP) in Yardi.

  • Prepare for and successfully pass all site REAC reviews, Management and Occupancy

  • Reviews (MOR), and Investor Site Reviews.

  • Prepare and submit special claims as needed.

  • Ensure full compliance with all HUD rules and regulations.

  • Oversee the maintenance and upkeep of the physical building and surrounding grounds.

  • Ensure timely submission of required reports, accurate data entry, and efficient processing of Accounts Payable invoices.

  • Train and mentor new employees to uphold property management standards.

  • Perform any additional tasks as directed by the supervisor.
